renters want a home that has been mold inspected. Mold sampling has become a standard practice
during a home inspection. You should not buy a home with mold, sell a home with mold, rent a

Whether purchasing a new or old home or building, the buyer should include a mold inspection to the home/building and termite inspection requirements. Most important to any pending real estate purchase, the buyer should first contact and have their insurance agent run a claims history on that piece
of property. If there has ever been a mold damages claim on the residence or building, some insurers
may not offer coverage to the new buyer — or coverage costs may be prohibitive due to the property’s
mold history. |

Florida Supreme Court rulings have found and stated that:
“We hold that where the seller of a home knows of facts materially affecting the value of the property which are not readily observable and are not known to the buyer, the seller is under a duty to disclose them to the buyer.”
These rulings are important because prior to these decisions the courts had favored the seller through the philosophy of caveat emptor (buyer beware), but now make sellers accountable to truthfully disclose the condition of the property. This ruling later extends the duty to disclose material defects to licensed real estate agents.*

conditions and is resistant to even

mold, but testing to determine the
type of mold is the first responsible
step in creating an effective action
