Since there has been so much media attention surrounding mold, prospective home buyers and renters want a home that has been mold inspected. Mold sampling has become a standard practice during a home inspection. You should not buy a home with mold, sell a home with mold, rent a home or live in a home with mold. A MOLD inspection is your first line of defense!
Whether purchasing a new or old home or building, the buyer should include a mold inspection to the home/building and termite inspection requirements. Most important to any pending real estate purchase, the buyer should first contact and have their insurance agent run a claims history on that piece of property. If there has ever been a mold damages claim on the residence or building, some insurers may not offer coverage to the new buyer — or coverage costs may be prohibitive due to the property’s mold history.

Florida Supreme Court rulings have found and stated that:
“We hold that where the seller of a home knows of facts materially affecting the value of the property which are not readily observable and are not known to the buyer, the seller is under a duty to disclose them to the buyer.”
These rulings are important because prior to these decisions the courts had favored the seller through the philosophy of caveat emptor (buyer beware), but now make sellers accountable to truthfully disclose the condition of the property. This ruling later extends the duty to disclose material defects to licensed real estate agents.*

Absolutely! Eventually, mold destroys whatever it grows on. It can ruin furnishings, destroy cabinets and cause serious damage to the structural elements in your property.

Mold is extremely durable and adaptable. It can survive in the harshest conditions and is resistant to even the strongest disinfectants and bleaches. Eliminating leaks and moisture can slow the spread of mold, but testing to determine the type of mold is the first responsible step in creating an effective action plan.

Mold & Moisture Documentation offers real estate buyers, sellers and agents a fully documented mold and moisture CURRENT CONDITION REPORT (CCR)©

Since mold cannot be carbon dated (scientifically proven as to the beginning of the growth phase) it is imperative to be able to prove when it was or was not present.

Don’t wait until after the fact when you can avoid a situation up front. k-9md CURRENT CONDITION REPORT (CCR)© service gives you the ability to have a mold & moisture hold harmless document based on the current condition of the property. This creates a snap shot in time of the structural conditions of a property in relation to mold & moisture.

Mold lawsuits are becoming common place and not talking about it much less not making the required adjustments can be potentially deadly to any real estate transaction and can be extremely expensive.

Anyone can initiate a lawsuit, but if you have done your due diligence the odds of you coming out on top are obvious.

If this all sounds like expensive overkill one mold lawsuit will negate any and all expense by not being thorough and acting preventatively.
